The problem
The owners of a 4-bedroom landed home in USJ Heights had already paid for two termite spot-treatments in 3 years. Both times, mud tubes had appeared on the back patio wall; both times the technician treated, signed off, and the colony returned within 18 months. Their concern: the home has solid hardwood flooring throughout the ground floor — visible damage there would be catastrophic.
What we recommended
Spot treatment kills the active colony you see. But for a property with confirmed termite history in an established neighbourhood (USJ Heights' landed homes are routinely above 20 years old with mature gardens), what's needed isn't another spot treatment — it's an ongoing perimeter baiting system that intercepts the next colony before it ever reaches the structure.
Install day
We walked the perimeter — roughly 38 linear metres of accessible ground — and installed in-ground bait stations every 3-3.5 metres. Each station was placed flush with the soil, marked with a discrete green cap, mapped on a property plan, and tagged with a serial number for the quarterly inspection log.
What happened at the first quarterly check
At the 90-day visit, stations 3 and 7 (back garden boundary) showed clear active feeding — termite workers had located the bait and were taking it back to the colony. We replenished both stations and continued monitoring.
By the second quarterly visit (180 days in), feeding had stopped. By the third, no new activity had been detected on any station. The colony was eliminated; the ongoing monitoring continues to intercept any new colony before it reaches the home.
What the owner is paying for now
The ongoing quarterly contract is significantly cheaper than the two spot-treatments would have been over the same period — and unlike spot-treatment, it's preventive. They sleep easier knowing the perimeter is monitored.
Where this approach fits
Baiting systems make sense for landed properties with: (a) repeat termite history, (b) high-value wooden finishes or structural timber, or (c) recent renovation that may have reset earlier soil-barrier treatments. For active outbreaks where you need fast knockdown, our termite spot treatment remains the right first step — many customers do both.
